By accessing our Site, requesting a quote, submitting a contact form, calling us, or hiring us for any service, you agree to be bound by these Terms. If you do not agree, please do not use our Site or services.
TLS Air Conditioning (“TLS,” “we,” “us,” or “our”) is a Florida state licensed and fully insured family owned and operated HVAC contractor specializing in ductless mini split systems, with a focus on garage installations across Southwest Florida.

2. Service Area
We provide on-site ductless mini split services in Punta Gorda, Port Charlotte, North Port, Englewood, Venice, Arcadia, Sarasota, Bradenton, Tampa, St. Petersburg, Palmetto, Cape Coral, Fort Myers, Fort Myers Beach, Bonita Springs, Estero, Lehigh Acres, and surrounding areas of Southwest Florida. We reserve the right to decline service requests outside our service area, or for any reason, at our sole discretion.
3. Use of the Website
You agree to use the Site only for lawful purposes. You may not:
- Use the Site in any way that could damage, disable, or impair the Site or interfere with another party’s use.
- Attempt to gain unauthorized access to any part of the Site, our servers, or any connected database.
- Use any automated system, including bots, crawlers, or scrapers, to access or copy content without our written permission.
- Submit false, misleading, or fraudulent information through any form or communication channel on the Site.
We reserve the right to restrict or terminate your access to the Site at any time, without notice, for any reason.
4. Service Requests, Estimates, and Appointments
Requesting Service. When you submit a service request through our Site forms, by calling 941-269-3433, or by emailing sales@tlsairconditioning.com, you are making a request — not a binding contract. A service agreement is formed only when we confirm the appointment in writing and you accept a written estimate or work order.
Free Estimates. Estimates provided before an on-site inspection are based solely on the information you provide and are not guaranteed. Final pricing may change after an in-person evaluation of the space, electrical setup, structural conditions, and scope of work required. All written estimates are valid for thirty (30) days from the date issued unless stated otherwise.
Appointments. We will make reasonable efforts to arrive within the scheduled appointment window. Arrival times may be affected by weather, traffic, prior service calls, or unexpected job complexity. We will contact you if there is a significant delay.
Cancellations and Rescheduling. We ask for at least 24 hours’ notice for cancellations or rescheduling. Cancellations made less than 24 hours before a scheduled appointment, or missed appointments where our technician is unable to access the property at the scheduled time, may be subject to a trip or cancellation fee as disclosed at the time of booking.
5. Scope of Services
TLS Air Conditioning specializes exclusively in ductless mini split systems. Our services include:
- Ductless mini split installation (including garage-specific installations)
- Ductless mini split repair
- Ductless mini split replacement
- Ductless mini split maintenance
We do not provide central air conditioning service, ducted HVAC repair, commercial refrigeration, or other services outside the scope of ductless mini split work. If you require services we do not offer, we may refer you to another qualified contractor as a courtesy, but we are not responsible for the work or pricing of any referred provider.
6. Pricing and Payment
Pricing. All pricing is disclosed in writing in your estimate or work order before work begins. Diagnostic fees, trip charges, after-hours rates, and emergency service fees, if any, will be disclosed before service is performed.
Payment Terms. Payment is due upon completion of the work unless other arrangements are made in writing. We accept cash, check, major credit cards, financing through approved partners.
Deposits. Installations and replacements involving special-order equipment may require a deposit. Deposits are non-refundable once equipment has been ordered, except as required by Florida law.
Late Payments. Past-due balances may accrue interest at the lesser of 1.5% per month or the maximum rate permitted by Florida law. You agree to pay reasonable collection costs, including attorneys’ fees, if your account is referred for collection.
Financing. If you choose to finance your purchase through a third-party financing partner, your financing agreement is between you and the lender. TLS Air Conditioning is not a lender and is not responsible for the terms, approval, denial, or servicing of any financing arrangement.
7. Warranties
Manufacturer Warranties. New ductless mini split equipment we install carries the manufacturer’s warranty. Warranty terms, coverage, and duration are set by the manufacturer, not by TLS Air Conditioning. We will provide warranty documentation upon installation. Registration with the manufacturer is often required to receive full warranty benefits, and we will assist with registration where applicable.
TLS Workmanship Guarantee. TLS Air Conditioning provides a one (1) year workmanship guarantee on new ductless mini split installations, measured from the date the installation is completed. This guarantee covers defects in our installation labor, subject to the exclusions below. Repairs performed by TLS Air Conditioning are guaranteed against defects in the specific repair work for 1 year from the date of repair.
Workmanship Guarantee Exclusions. Our workmanship guarantee does not cover:
- The equipment itself — equipment is covered by the manufacturer’s warranty only.
- Damage caused by misuse, neglect, accident, vandalism, power surges, lightning, flooding, hurricanes, tropical storms, or other acts of nature.
- Damage caused by work performed on the system by anyone other than TLS Air Conditioning after our service.
- Lack of routine maintenance, including failure to clean or replace filters, clear drain lines, or schedule periodic servicing.
- Cosmetic issues that do not affect system function.
- Equipment, components, or accessories not supplied by TLS Air Conditioning.
- Pre-existing conditions in the property, electrical system, or building structure.

No Other Warranties. Except as expressly stated above, all services and the Site are provided “as is” and “as available” without any other warranties, express or implied, including any implied warranty of merchantability or fitness for a particular purpose, to the fullest extent permitted by Florida law.
8. Limitation of Liability
To the fullest extent permitted by law, TLS Air Conditioning, its owners, employees, and subcontractors shall not be liable for:
- Indirect, incidental, special, consequential, or punitive damages, including loss of business, loss of profits, food spoilage, hotel costs, alternative cooling expenses, or rental equipment costs.
- Pre-existing conditions of the property, electrical system, structure, or other equipment that were not caused by our work.
- Delays caused by manufacturer back-orders, supplier issues, weather, hurricanes, permitting authorities, utility companies, or other events beyond our reasonable control.
- Any matter outside the scope of work agreed to in writing in the estimate or work order.
Our total liability for any claim arising from our services shall not exceed the amount you actually paid TLS Air Conditioning for the specific service giving rise to the claim.
Nothing in these Terms limits liability that cannot be limited under Florida law, including for gross negligence or willful misconduct.
9. Indemnification
You agree to indemnify and hold harmless TLS Air Conditioning, its owners, employees, and subcontractors from any claims, damages, losses, or expenses (including reasonable attorneys’ fees) arising from:
- Your breach of these Terms.
- Inaccurate information you provided about your property, electrical system, or existing equipment.
- Unauthorized work performed on your ductless mini split system by you or another party after our service.
- Your violation of any law, regulation, or third-party right in connection with our services.
10. Intellectual Property
All content on tlsairconditioning.com — including the TLS Air Conditioning logo, text, graphics, images, photos of completed jobs, videos, and the TLS Air Conditioning name and branding — is the property of TLS Air Conditioning or its licensors and is protected by U.S. copyright, trademark, and other intellectual property laws.
You may view and print content from the Site for your personal, non-commercial use only. You may not copy, reproduce, distribute, modify, republish, or use any content for commercial purposes without our prior written permission.
Customer Photos and Reviews. If you submit photos, videos, testimonials, or reviews to us, or if our technicians take before-and-after photos of the work on your property, you grant TLS Air Conditioning a non-exclusive, royalty-free, perpetual, worldwide license to use, reproduce, and display that content on tlsairconditioning.com, our social media channels (Facebook, Instagram, X/Twitter, YouTube, and LinkedIn), and our marketing materials. We will not include identifying personal information (such as your full name or address) in public marketing without your separate consent.
11. Third-Party Links and Services
Our Site may contain links to third-party websites, including manufacturer sites, financing partners, review platforms (such as Google Reviews), and social media channels. We do not control these sites and are not responsible for their content, terms, or privacy practices. Accessing third-party sites is at your own risk.
12. Privacy

13. Communications and Marketing

14. Governing Law and Dispute Resolution
These Terms and any disputes arising from our services or your use of the Site are governed by the laws of the State of Florida, without regard to its conflict-of-laws principles.
Informal Resolution First. Before filing any legal action, you agree to contact us at sales@tlsairconditioning.com or 941-269-3433 and give us a reasonable opportunity (at least thirty (30) days) to resolve the dispute informally.
Venue. Any legal action that cannot be resolved informally shall be brought exclusively in the state or federal courts located in Charlotte County, Florida, and you consent to the personal jurisdiction of those courts.
No Class Actions. To the extent permitted by law, you agree that any dispute will be brought in your individual capacity, not as part of a class action or representative proceeding.
15. Florida Consumer Rights
Nothing in these Terms is intended to waive any rights you have under Florida consumer protection laws, including those applicable to home improvement contracts, the Florida Deceptive and Unfair Trade Practices Act, or rights related to construction defects under Florida Statutes Chapter 558. You retain all rights granted to you under applicable Florida and federal law.
16. Force Majeure
We are not liable for delays or failure to perform caused by events beyond our reasonable control, including hurricanes, tropical storms, floods, fires, earthquakes, pandemics, government actions, labor shortages, supply chain disruptions, manufacturer back-orders, or utility outages. In the event of such delays, we will make reasonable efforts to reschedule and complete the work as soon as conditions allow.
17. Changes to These Terms
We may update these Terms from time to time. The updated version will be posted on this page with a new “Last Updated” date. Continued use of the Site or our services after changes are posted means you accept the updated Terms. For material changes affecting active customers, we will make reasonable efforts to provide additional notice by email or phone.
18. Severability
If any provision of these Terms is found to be unenforceable or invalid by a court of competent jurisdiction, the remaining provisions will continue in full force and effect.
19. Entire Agreement
These Terms, together with any written estimate, work order, or service agreement signed by both parties, and our Privacy Policy, constitute the entire agreement between you and TLS Air Conditioning regarding the Site and our services, and supersede any prior oral or written agreements on the same subject matter.
